Market Report

If you were wondering what the weather in Florida is like, well, it is hot, just like the Real Estate Market! Although we typically have those nice summer showers in the afternoon, we have not had as much as we need. Those showers are known to cool things off and allow us to enjoy the evenings and lush landscaping that makes our community so special. Well, instead, we have been having hot days and warm gulf water temperatures. The real estate market does not seem to be cooling off either!

We have had hotter than normal market activity with the listings coming on the market and properties going to contract. Specifically, we average about 150 new listings each week, and about 100 or more going pending each week. That leaves a small surplus, but these are mostly overpriced listings or properties that do not reflect "move in" ready condition. All month long, we have stayed at about 48 Days on Market with properties in the Greater Naples Area selling at 97% of list price. This is great news for Sellers and a welcome change for Buyers that saw things selling for over list at the beginning of the year.

We hover at about 1600 listings on any given day in the Greater Naples area. This is what I can tell you as a professional real estate advisor to my customers, stop waiting! Don’t wait to sell, and don’t wait to buy. You will regret that you waited for some huge price drop for Buyers that is not coming or for a better economic climate. Naples is just not seeing the major market correction that everyone has been hypothesizing about. We recognize that historically low inventory continues to put pressure on pricing causing them to continue to hold steady or rise at healthier rates than we saw post COVID through June of 2022.
