I believe that everyone who could not travel, or chose not to travel, due to COVID restrictions for the last few years … well they are traveling or truly enjoying their Northern residences. This makes it, you guessed it…the ideal time to buy and sell property in our Greater Naples market.

Buyers, this is the time to make a deal and find the place you have always dreamed of. Less competing Buyers means that properties are selling at 97% of list price list price compared to a year ago. As a professional agent that studies the market daily, we are seeing that inventory is still historically down from pre-COVID levels. We currently have one month of inventory when you consider the number of new listings coming on the market and the number of transactions closing. With little competition, the values are still holding. We have seen appreciation month over month, at healthy levels.
This same week last year, the average price was $1.15M for the greater Naples Market, not Marco, not Bonita, strictly Naples. Today, the average price is $1.199M.
