Wow, I love the beginning of a new year! We get to start with a clean slate and look towards what the future will bring in the next 365 days. Happy to say, the real estate market is already off and running and this stands to be another great year for real estate in Southwest Florida.

This week I had the chance to celebrate and appreciate some of my clients at the Sky Lounge overlooking the gulf from the top of Tower 100 at Kalea Bay. What an incredible view and an incredible community. (If you want to know more about Kalea Bay, call me. I know what is happening in this new construction, gulf frontage, resort like community.)

Each year, I take a few moments to share my “state of the market” and share my appreciation for your trust in my business. I would say the overall theme of my message was, “2021 and 2022… those days are gone. We all need short term memory loss to look towards 2023!”
|
Let me explain:
“During 2022, the Dow slipped 8.8%, the S&P 500 fell 19.4%, and the Nasdaq tumbled 33.1%,” leading Economist, Elliott Eisenberg
Yet, property values in our market rose over 12%, in some cases during the year, it was over 15%.

As I shared in my December newsletter, we are entering for all intent and purpose a “normal” market. This means Buyers have opportunity and Sellers have opportunity. Inventory continues to grow as Sellers are looking to tap into their equity and make a move. Please note, this is still historically half of our pre-pandemic levels for our market. The demand remains steady, storm or no storm!

I like a normal market. It gives Buyers and Sellers the opportunity to move at more comfortable paces. They can take the time to reflect on where they see value and not focus on fighting to be a winning bidder. Sellers still have historic equity levels from which to leverage a move up or down and they do not have to compete with the high inventory levels of a few years ago when we had 11 months of inventory.

This is the best time to be buying more property, specifically investment property, and considering ways to balance your investment portfolio as the stock market irregularities have become nauseating.

2022 Highlights

Yet, what matters most to me is that since I started in March of 2013, my focus was on building a business. Then, I realized that I could make a difference in my community with that business. I am most proud of my Scholarship program supporting local high school students in their first “move” in life since 2015. 16 students have been awarded a scholarship and attend various colleges around the country. I get the opportunity to be a mentor over their 4 year career.
