Market Report

Well, kids are back in school, and the storm season has ramped up. We are getting much needed rains and the lush landscaping we are known for loves it! We are all just praying for an uneventful storm season. So far, so good, but we must get past this dreaded “I” storm, Idalia. If this is your first storm in Florida, I encourage you to look at my storm preparedness information on my website (here). For a newcomer to Southwest Florida, it can seem overwhelming, but I can say now having lived in Naples for over 15 years, stay calm, be prepared, and know the steps to ensure you have supplies on hand. Most storms will pass with little disruption to our day, but it is the one that catches you off guard and unprepared that could become the most memorable. Don’t be caught off guard. Learn from me and the resources I have pulled together for your benefit!

During the month of August, we have averaged about 154 new listings per week in the Naples area. Inventory is staying relatively flat month over month. We have seen some small fluctuations in the average sales price from $1.037M to $1.025M. We continue to hover at about 53 days on market. For Sellers this means price and stage to sell, and you will be the first to sell!

As we turn the corner towards peak season over the next 4-6 weeks, we will see more inventory coming on and an increase in transactions as buyers look to close on an opportunity before year end to take advantage of homesteading for 2024 at the beginning of the year. For Sellers, this is the time to sell! You want to avoid market pressures form increased inventory. Take these final weeks to prepare your home for market. Take on the honey “do” list, make the minor repairs that you know about, get the gutters cleaned out, pressure wash, and purge the collection of personal items that should be packed away or donated to ensure that buyers can see themselves in your home instead of you.

All I can say is that we are in a normal market cycle, and nothing is a surprise right now. If you are looking to buy, we have all kinds of unique mortgage products that allow you to love and marry the home, but date the interest rate. If you are looking to sell, do not wait for January! This is your time.
